2. Define Your Home Needs and Wants
Make a list of your must-haves (like location, number of bedrooms, and yard size) and nice-to-haves (like a home office or a pool). This will help narrow down your options and make the search more efficient.

3. Start Your Home Search
With a clear budget and a list of criteria in hand, the fun begins! Start touring homes online and in person. I'll ensure you have access to all available listings.

4. Make an Offer!
Once you've found the perfect home, it's time to make an offer. I'll help you understand the local market conditions, guide you on pricing, and negotiate the best deal. Additionally, I can advise on important conditions to include in your offer, such as mortgage approval, home inspections, title review, and more to protect your investment.

5. Conduct Your Due Diligence
After your offer is accepted, it's essential to conduct thorough due diligence to ensure the home meets your expectations. This can include home & property inspections and confirming your financing.

6. Review, Subject Removal & Conveyancing Appointment
Before closing, you'll need to review and finalize all paperwork. Once you’re satisfied with your due diligence results, it’s time to proceed with subject removal, which officially confirms your purchase. After that, you will attend a conveyancing appointment to sign the necessary legal documents to transfer ownership.

7. Move In and Enjoy!
Congratulations! You’ve successfully purchased your new home. Time to move in and make it yours!
